How Do You Carry Out a Fit Out on a Commercial Building?
It starts with a basic plan which can be developed to encompass a complete understanding of what you want, need and can be successfully achieved within your budget and time frame.
Plan
An initial meeting is held where we do most of the listening in order to fully comprehend your needs and requirements, punctuated with our ideas, solutions and creative thinking. Next step is a site survey, here we will assess the space, take accurate measurements, consider the requirements and feasibility. The overall building layout and existing services can occasionally mean some kind of compromise but then it is over to our design team to successfully navigate around any issues and deliver the brief.
Design
Working with our architects we will develop 2D space plans and using cutting edge software design a live 3D environment so you can get an early insight and a genuine feel for the space we can create. This also gives the opportunity for you to comment, have your own input and make changes prior to the build.
Build
Once the design has been confirmed and budgets agreed our team will get to work. Using our tried and trusted team of tradesman, electricians, plumbers, heating engineers and IT specialists, and progress your commercial build with quality and efficiency.
Hand-Over
On a full ‘Turn-Key’ package we can completely furnish your space, down to the last cupboard, cushion and coat hook providing a ‘plug & play’ environment ready for its immediate, intended use. Alternatively we can create simpler but versatile open spaces for you the end user, to grow into and further develop in tandem with your business. Upon completion we will provide an operations and maintenance manual for the buildings ongoing use along with any basic technical tuition. I Have Seen the Words Cat A?
What Does That Mean?
If you do not work in the commercial sector the words Cat A & B Refurbishment or Shell & Core may sound very foreign. To give a better understanding, here is our break down:
Cat A
Is the creation of a basic, flexible space which you can fit and fill as you like. Generally undertaken by landlords or out- going tenants to return a building to a rentable standard, ready for the next potential tenant.
Cat B
Cat B would command a greater design element with further development of the building’s interior spaces to allow remodelling bespoke to the end user. This could include certain rooms such as tea points, break out areas, wc’s & showers, offices, meeting rooms and comm’s room. Floor, wall and ceiling finishes would be specific to the client.
Refurbishment
This can be a simple refresh to existing spaces to revitalise older, tired spaces or a more radical transition to accommodate change of use or business diversification.
Shell and Core
This would be defined as building having gutted internals. The basic fabric of the building remains intact but all partition walls, suspended ceilings, mezzanine floor and so forth would be removed, providing a ‘blank canvas’ for a Cat A or B fit-out.
